End of Tenancy
End of Tenancy Cleaning Checklist for Bristol Tenants
By Stone & Key · Published · Last updated
This end of tenancy cleaning checklist takes you room by room through the jobs that tend to matter at check-out — from the oven and fridge to skirting boards and door handles. Work through it whether you're cleaning yourself or checking a professional clean.
Before you start, check your tenancy agreement and check-in inventory: they define the condition you're expected to return the property in.

What you're aiming for
There isn't a universal legal requirement to buy a professional clean. Generally, the aim is to return the property in the condition recorded at the start of the tenancy, allowing for fair wear and tear. In England, the Tenant Fees Act 2019 generally prevents landlords from requiring tenants to pay for a professional cleaning service in tenancies it covers — see the GOV.UK Tenant Fees Act guidance.
If you disagree with a cleaning deduction and your deposit is protected, the scheme offers a free dispute service. GOV.UK explains deposit protection, and Shelter has practical advice on deposits.

Frequently asked questions
Do I have to pay for a professional end of tenancy clean?
Not as a rule. In England, the Tenant Fees Act 2019 generally stops landlords requiring tenants to pay for a professional cleaning service for tenancies it covers. You're normally expected to return the property as clean as it was at check-in, allowing for fair wear and tear. Check your agreement and the GOV.UK guidance.
What if the property wasn't clean when I moved in?
Your check-in inventory should record its condition. The usual expectation is to return it in the condition recorded, allowing for fair wear and tear — not to a higher standard.
What happens if my landlord makes a cleaning deduction I disagree with?
If your deposit is protected in a government-approved scheme, you can use the scheme's free dispute service.
